QUALIFIED BUYERS ONLY, PLEASE
I encourage buyers of your house to be pre-approved and, better yet, to present a Conditional Loan Approval (CLA) letter at the time of the offer. A CLA letter shows us that the buyer is not a weekend "lookie-loo", but has had a mortgage broker review his/her income, debt ratios, credit scores, and ability to qualify for a loan.

As part of my services, I might make suggestions for making minor changes to your home décor. This is no reflection on how you decorate your house, but is gearing toward looking through the eyes of a buyer. Buyers see houses differently and will judgments about a house in a few seconds. First impressions do matter. Houses that are prepared to sell will attract more offers closer to your asking price.
